The average list price of properties that sold that month was $1,328,891 with an average sale price of $1,429,255. That’s up $75,607 from the previous month with an average sale price of 111% of the full asking price. The average list price of a fully detached waterfront home with direct water access in Central Ontario for March 2022 was $3,259,103. The average list price of properties that sold that month was $1,234,741 with an average sale price of $1,353,648. That’s down $139,617 from the previous month with an average sale price of 113% of the full asking price. FEBRUARY 2022 WATERFRONT PROPERTY STATS

The average list price of properties that sold that month was $1,321,479 with an average sale price of $1,493,265. That’s down $47,735 from the previous month with an average sale price of 120% of the full asking price. JANUARY 2022 WATERFRONT PROPERTY STATS

It’s been a record setting year in 2021. The average sale price of a fully detached waterfront home with direct water access in Central Ontario increased by a whopping 29% over 2020. And there is no indication that will change much in 2022. Interest rates will creep up but that’s expected to just slow the market. The biggest issue driving up prices is lack of inventory and the steady stream of buyers. We have a housing crisis, with no real solutions in sight and that now includes waterfront properties.

CENTRAL ONTARIO WATERFRONTS EXPANDS FURTHER EAST

This past year my business expanded into the Peterborough area. DECEMBER 2021 WATERFRONT PROPERTY STATS

The average list price of a fully detached waterfront home with direct water access in Central Ontario for December 2021 was $2,674,350. The average list price of properties that sold that month was $1,363,053 with an average sale price of $1,397,211. That’s up $101,138 from the previous month with an average sale price of 108% of the full asking price.
